Get the Right Team in Place Before Buying an Older Home

When it comes to buying preferences, everybody has their own particular lists of do's and don'ts, wants and needs, and of course the age-old battle of buying an older home versus a new (or even a newer) one.  It's important to note that the term "old or older home" varies by where you are in the Country as perceptions change based upon where you are and what is prevalent in your particular part of the Country.  For some folks, in great part due to where they were raised or have lived for a good portion of their life, a home that is 25-50 years old or more could be considered "ancient".  By that same token, in many parts of the country a home in that age bracket would be considered "new construction"...LOL.  Regardless of where you are and what you consider old or not, be sure to realize that homes that should be considered older present different hot-button issues to be aware of before buying.  As building codes evolve, construction techniques and materials change along with them, design features change, along with so much more for which you need to be on the lookout, it's super important to have a team of inspectors, vendors, and tradespersons available to assist you as needed during the inspection process, and of course for ongoing maintenance, repairs, alterations, updates, and etc.  The charm of many older homes is undeniable and often times overlooked in new builds, but what's also undeniable is that like most anything else as it ages, the amount of attention needed usually increases with it.  Don't be scared in to thinking that new construction is the only way to go, but make sure that when you assemble this team, starting from your RealtorĀ® or Agent on down, this should be considered the most important part of the Buying process of an older home.    #realestate #olderhomes #buyingrealestate #sellingrealestate #realtor #agent #homeinspector #generalinspector #oldvsnew #oldhomemyths #propertyguerilla
